ACTIVE - there are 4 homes on the market in January - almost every listing was listed between June and December 2022 at an average price of $1,076,250. In January 2022 the average days to sell was 27. This year it was 144 (China Garden took over 180 days to sell - interest rates went up steeply during the time period of July and December)
PENDING - Five Single Family homes went pending in January in River Place at an average list price of $904,600 or $296 per square foot.
SOLD - 180 day average The median closed price is $319/sqft
Three single family homes closed in January in River Place. The highest priced home, a 2 story on Brittlyn’s court was originally listed at $1,824,900 in May of 2022 and following a few price reductions, and contracts finally closed on January 8th at $1.621M. A small one story home on China Garden originally listed for $750,000 in July of 2022 went pending at the end of the year and closed on the 19th for $680k. In the old section a home on Merrywing with under 3000 square feet listed in late September closed at $840k on the 24th of January. This puts the average price per square foot at $358. As we know price per square foot is an excellent barometer for future price but with the varied locations and custom styles in River Place it is best to be considered a guide vs gospel! It is also important to look at the original list price and consider Seasonality as well as market conditions.
